MLS and listing portals

How Restage labels staging and reforma outputs, and why no portal or MLS is guaranteed to accept them.

What this page is

This is an operational notice, not a promise from Idealista, Fotocasa, a colegio, or any multiple-listing service. Restage builds listing-prep tools for estate agents. You remain the person who publishes the photograph. Read it with the Terms and Advertising pages.

Art. 2

What “MLS” means here

In Spain most listings go to portals (Idealista, Fotocasa, Habitaclia, and others) and to the brokerage’s own site. Some agencies also feed a shared stock or an MLS-style board. Abroad, “MLS” is a formal system with photo rules. On Restage, “MLS” means any channel where a buyer is invited to treat the image as a photograph of the property as it stands.

Those channels write their own rules and can take an ad down without asking us. We do not have a partnership that overrides them.

Labels we bake in

  • Staging exports: Recreación virtual, plus a Restage mark.
  • Renovation exports: VISTA DE REFORMA and NOT AN MLS PHOTO, plus a Restage mark.
  • Paid staging may also offer a clean file. You still receive the original and the certificate. If you publish the clean file, you must still disclose that the furniture is a recreación virtual wherever the portal or Consumo rules require it.
  • Free-plan outputs stay watermarked.

Do not crop, clone, or cover a required label so that a reasonable buyer would think the image is an unaltered photograph. That is on you, not on the model.

Art. 5

Original, output, certificate

Every successful job can be exported with (1) the ingest photograph, (2) the output, and (3) a PDF certificate that records job id, timestamp, mode, model, and the account email. Keep that pack. Boards, buyers, and portal reviewers ask for the original when an image looks staged. Restage will not appear in court for you with a missing original.

Art. 6

Geometry and the ficha técnica

Spanish housing advertising still sits under the duty not to mislead about essential characteristics, including surface and layout (among others, RD 515/1989 and the general deceit rule). AI can drift a window, stretch a room, or invent a terrace. You must reject any output that no longer matches the property and the ficha. Restage does not certify square metres.

Art. 7

What we will not treat as listing-safe

  • Hiding damp, cracks, stains, or structural defects.
  • Adding a view, a pool, a terrace, or an extra room that is not in the source.
  • Changing openings (windows, doors) as if they were already built.
  • Any reforma visualisation offered as the current state.

If a prompt asks for that on a listing-oriented mode, you are still the publisher. Do not run it, or keep it off the portal.

Art. 8

Occupied homes

If people, children, or neighbours are identifiable in a photograph, staging does not wash that away. Get the owner’s instruction, and do not publish faces or private details you do not need. We strip GPS on ingest; we cannot strip a face you left in the frame.

Art. 9

No acceptance guarantee

Idealista, Fotocasa, an MLS, a franchise compliance team, or a foreign board may refuse virtual staging, require a different caption, or demand only camera-original files. Restage does not guarantee acceptance, ranking, or that an ad will stay up. A takedown is not a Restage outage and not a refund event.

Art. 10

Your duties as publisher

  1. Choose the mode that matches the use: staging for the listing, reforma for the seller meeting.
  2. Inspect the output against the source before you publish.
  3. Keep labels, original, and certificate with the file.
  4. Write portal copy that says when furniture is virtual.
  5. Take the image down if a portal or the owner objects.
